INFORMATION FOR TENANTS
FINDING A PROPERTY
When you have found a suitable property to rent with us, you will be required to provide an £85.00 + VAT fee of intent (payable per tenant) this covers our referencing costs and will enable us to reserve the property for you whilst we apply for your references. This is non-refundable if you do not proceed with the tenancy. There may be cases where the referencing company request a guarantor. Guarantors will also be subject to reference charges, so please ask for details.
One months rent in advance and a deposit (usually equal to one months rent) will be required, along with our one-off fee of 25% of one months rent plus VAT. This will be due on the day you move in and must be in cleared funds i.e. cash or bankers’ draft. We can accept personal cheques 10 working days prior to the move in date.
Each tenant will be required to complete an application form to enable us to carry out the relevant credit/reference checks. We use Homelet to carry out all of our checks, and it is vital that application forms are completed fully to ensure that there are no delays in your application.
You will also be required to provide proofs of ID and residence. Driving Licence and a recent utility bill will suffice.
Some properties may have restrictions regarding children, pets or smoking. Please check with us before agreeing to take a property.
MOVING IN
We will confirm your move in date when we are in receipt of satisfactory references.
You will be met you at the property to hand over the keys on the day you move in, you will then be required to agree the inventory and sign the tenancy agreements.
There may be circumstances where the reference company will ask for a guarantor, they will be required to sign a legal undertaking to pay the rent on your behalf should you be unable to do so for any reason. We will contact you with details should this be required.
RENT PAYMENTS
Your rent payments will be due in advance. The due date will be set by the day you move in. i.e. should you move in on the 14th September, your next rent payment will be due on the 14th October and on the 14th of each month thereafter.
You will be required to set up a standing order for the rent, allowing three days before the due date for fund clearance.
TENANCY
You will be required to sign an Assured Shorthold Tenancy for a fixed period, usually 6 months. After the fixed period you will usually be invited to stay on a periodic tenancy. This will mean you are able to give one months notice to leave at any time, and your landlord must give you two months notice. Please note the notice period must end on a rent due date.
It will be your responsibility for insuring the contents of the property and the payment of all the bills at the property. We will be responsible for the notification of new owner to the gas, electric, water companies and the council, however if phone, satellite is present at the property, these will be your responsibility.
We will inform you as to whether we will be managing the property or the landlord and provide you with contact details upon moving in. If we are managing the property, we will carry out routine visits to the property. We will always make an appointment with you before visiting.
MOVING OUT
If we are managing the property, we will meet you at the property to agree the inventory and collect the keys on the day you move out, and we ask that you are ready to leave when we meet. Any damage or deviant from the original inventory will be your responsibility, so we advise that you check the inventory thoroughly upon moving in as you will be charged to put right any defects.
Providing there is no deviation from the original inventory, we will post your deposit cheque to you within 14 days.
